Why invest in Zanzibar

Zanzibar welcomed 917,167 international visitors in 2025, its highest ever, according to the Zanzibar Office of the Chief Government Statistician and the Zanzibar Commission for Tourism. That growth in tourism is what drives demand for villas and apartments to rent to visitors. Entry prices are far lower than in the Mediterranean: our portfolio has apartments from €149,000.

Where to buy in Zanzibar

  • Nungwi and Kendwa: the north of the island, with beaches where the tide is less noticeable.
  • Stone Town: the historic town, a UNESCO World Heritage Site, close to the airport.

How foreigners buy property in Zanzibar

All land in Zanzibar is public, so foreigners cannot buy freehold. What you buy is a long lease (leasehold):

  • Usually up to 99 years, and renewable.
  • It can be sold, inherited and, for units in buildings, mortgaged.
  • In projects approved by ZIPA, Zanzibar's investment agency, purchases are regulated and simpler for foreign buyers.

Buying in a ZIPA-approved project for at least US$100,000 lets the buyer, their spouse and up to two dependants apply for a residence permit.

How the purchase works

  1. Choose a property in an approved project.
  2. Legal review of the project and lease documents.
  3. Contract, payment and registration of the lease in your name.

We guide you through each step and coordinate the legal review.
