In the Balearic Islands, Transfer Tax (ITP) on a resale property is paid in brackets: 8% up to €400,000, 9% up to €600,000, 10% up to €1,000,000, 12% up to €2,000,000 and 13% above that. Each rate applies only to the part of the price in that bracket. Two examples: on the €1,150,000 villa the tax would be about €108,000. On Villa Armonía (€5,500,000), about €665,000. Notary, land registry and lawyer fees come on top. Before you make an offer, we send you the exact figures.
Holiday rentals in Ibiza
To rent to holiday guests, a property needs a tourist rental licence, and new licences in Ibiza are very limited. If you plan to rent, we check the status of each property before you buy.
How the purchase works
The same as in the rest of Spain: NIE, a Spanish bank account, a deposit contract (arras) and signing at the notary. We do video viewings, and you can sign through a power of attorney.
