Buying costs in Valencia

On top of the price, you pay purchase tax:

  • Resale property: Transfer Tax (ITP) of 9% since 1 June 2026. If the property costs more than €1,000,000, the rate is 11% on the full price.
  • New build: 10% VAT plus Stamp Duty (AJD).
  • Notary, land registry and, if you want one, a lawyer.

Two examples: on the Calle de la Linterna flat (€890,000) the ITP would be €80,100. On Villa L'Eliana (€2,000,000), €220,000. Before you make an offer, we send you the figures for that specific property.

How the purchase works

  1. NIE (foreigner identification number) and a Spanish bank account. We help you with both.
  2. Reservation and deposit contract (arras). The deposit is usually 10% of the price.
  3. Signing at the notary and registration at the Land Registry.

If you cannot travel, we do video viewings and you can sign through a power of attorney.

Renting out the property

There is strong demand for long-term rentals in Valencia. Holiday rentals have strict rules in the city, so if that is your plan, we check it for each property before you buy.
